Upcoming Summer Season

As we enter the Spring/Summer season, historically recognized as the peak period for tenant turnover, we would like to provide some important reminders regarding your lease obligations. This time of year typically sees a significant number of leases concluding between May and August, necessitating careful attention to certain procedures should you be considering vacating the premises.

1. First, it is imperative to adhere to the terms outlined in your lease agreement regarding the provision of notice to vacate. We kindly remind you to review your lease document thoroughly to ensure compliance with the stipulated time frame for delivering a proper notice, typically set at 60 days prior to the expiration of your lease term.

2. Furthermore, in accordance with your lease terms, it is required that essential utilities such as water and electricity remain active until the conclusion of your lease period. Failure to maintain these utilities throughout the entirety of your lease term may result in administrative fees, along with the reinstatement costs associated with utility services.

Upcoming Solar Eclipse

This is our last post before this historic event takes place.  If you’re in the Central Texas area, or anywhere within the path of this eclipse, it’s not an event to miss. 

We are giving our staff the day off work to enjoy the event and avoid the expected traffic from the anticipated travelers coming to town.  Travis County has issued a disaster declaration to have resources available to deal with the anticipated crowds, and other counties in the path are taking action in various ways as well..

Election Season

While we don’t want to discuss politics we do want to encourage everyone to vote. Early voting for the Primary Election runs from Tuesday, Feb. 20, through Friday, March 1. We encourage everyone to take some time to educate yourselves and go vote!  The League of Women Voters issues a nonpartisan voters guide and there are many other resources that can be found with info on the ballot items.  The Secretary of State’s online portal for registration, or to check your registration, provides  a link with your polling locations in the results when looking yourself up.  Your county clerk’s website may also have a voter lookup along with sample ballots.  To help you get to the right place you can use these links- Travis County,

Winter Weather

It’s that time of year again when we have extreme cold weather events.  We are reminding tenants about the need to protect people, pets, pipes, and plants.  While we can remind them and give them tips, there are still many factors in whether a given property will end up having frozen pipes or other issues.  Pipes and exterior water heaters are extremely vulnerable when they are on an exterior wall on the north side of a home. Properly preparing a home doesn’t guarantee that pipes will not freeze, and unfortunately, there are external factors like power outages that we’ve experienced quite a bit of in the last few years.  The current weather even seems to have passed without any major power outages, but there were isolated areas that did lose power for various reasons.  If a property is impacted by the freeze we will communicate directly with the owner.

Christmas Tree and Lights Recycling

After the holiday weekend, many people will be looking for a way to properly dispose of their Christmas tree.  Austin and Travis County are offering curbside pickup and drop-off recycling to dispose of trees.
